The leading food packaging company signs lease commitment for 102 months valued at more than $5.7 million. 

(may 5, 2022 – TORRANCE, CALIF.)The Klabin Company/CORFAC International today announced it negotiated a multi-year sublease for Thermosource Tooling and Manufacturing (TTM) at an industrial building located at 21046 S. Figueroa Street, Unit A in Carson, Calif.

The Klabin Company’s Matt Stringfellow, SIOR, represented Thermosource in the 102-month transaction for 42,690 square feet of space valued at more than $5.7 million. Thermosource, a leading designer and manufacturer of food packaging, is subleasing the space from Hacor, Inc., an inflight catering company that has provided meals to numerous airlines for almost 40 years. Hacor, who had previously signed a 10-year lease but never occupied the building due to the impact of COVID on its business, was represented by John Son with Lee & Associates.

TTM is expanding its operations from its previous location in El Segundo. For more than 15 years, the firm has designed iconic packaging for the retail, grocery, and restaurant industries. It offers a full, and ever growing, line of stock products, and if a customer needs custom sizes or specifications, TTM builds out the necessary tooling for rapid design and prototype capabilities.

“TTM has always relied on third-party logistics but opted to take this part of its business in house to offset rising costs and challenges created by supply chain issues,” said Stringfellow. “Due to its location, functionality and pricing, Figueroa garnered an incredible amount of interest and activity. The Sublessor was keen on credit, term and use, and TTM won out on that basis.”

The leased property at 21046 S. Figueroa St., Unit A is within the Carson Town Center industrial park. It was built in 2002 and features six dock-high doors, one ground-level door, 30’ clear height and 4,397 square feet of office space. It has immediate access to the 110 and 405 freeways and is 10 miles from the Port of Los Angeles.
